Own a condo and benefit from solar power technology in Italpinas’ Primavera City

Certified green builder Italpinas Development Corp. (IDC) will shortly launch a new condominium development, where buyers will not only own a topnotch home, but also enjoy the benefits of an innovative solar-power system.
IDC President Jose “Jojo” D. Leviste III said that by investing in an economically sized solar-power system, the residents of Primavera City will enjoy a lowered cost of living as the system contributes solar power to the building’s various functions. Primavera City is designed with an onsite solar power plant component that should produce around 1.4 megawatt (MW) of power.  The building’s lessened dependence on expensive power from the grid makes it an innovation not just in aesthetics and design, but also in the economics of condominium living, he noted.

Zoom in: Condo living in Uptown CDO

One Sunday, me and my friend had nothing to do. Boredom was really killing us so we decided to take a joyride. And because we’re tired of the usual sites of Limketkai and Ayala, we entertained the thought of going to SM City, a mall in CDO that I rarely visit. It’s not that I do not like SM but it’s just too far from home. I could even count in my fingers the number of times I visit that mall in a year. What a sight welcomed us in the Uptown. I was surprised by the developments that surround SM. It’s not that I am not aware of what’s going on in the city. I see pictures from time to time posted by my fellow bloggers and photo enthusiasts here in CDO. But the feeling was different when I saw Uptown that day that has rapidly escalated into a modern and classy community. Aside from high-end car showrooms and upscale subdivisions, I was bedazzled to see condominiums rising like mushrooms. There’s Primaverra and GranVia Suites. I know there are more coming as I see fenced lots with cranes and heavy equipment that are currently building more mid-rise real estate constructions that will again redefine Uptown CDO’s skyline. The progressive trend of condo living in the uptown may be caused by several factors. First, CDO’s population has continuously increased as more people from other provinces and cities have chosen to live here either temporarily or for good. As the center of economy in Region X, businesses and investments are here that created jobs and opportunities. Kids are also being sent here for education as CDO has the best colleges and universities. Second, even Kagayanons have decided to transfer in the uptown as the downtown has been experiencing floods, especially when Typhoon Sendong devastated the city. Third, condo living may be more appealing today because of the ease of maintenance as compared to a high-maintenance home. For those who puts safety and security as their top priority, condominiums have security measures with CCTV cameras, 24/7 fire alarm system, and security guards. Some condo developers offer Personal Access Card Key (PACK) to  their residents that prevents unauthorized access to their units. And lastly, the location. These condominiums in the uptown are situated near SM City; schools like Xavier University Manressa Campus, XUHS, and Corpus Cristi; and chapels. Condo living in Uptown CDO addresses the needs of modern Kagayanons. These vertical residential offerings provide residents convenience by having all the things they need within reach. And with the increasing number of crimes in Cagayan de Oro, these well guarded condos with all the necessary security checks installed ensure peace of mind to anybody who lives there. So, having these comparative analysis, I now have an answer why condo units in the uptown are selling like pan cakes. Photos by Mike Sivintin   Source: http://tsadagyud.com/

Thoughts on Living Independently in Primavera City

Once upon a time, there was a silly 15 year-old high school girl who did not write “living independently” first in her list of priorities. All she thought about when asked what she wanted in the future was to buy clothes without looking at price tags and well…getting a car. It didn’t came to her mind that investing on a house or a condo is more important than shopping ‘till she drops and driving around town in a shiny red car. Uh-huh. Yes, you guessed it. That silly girl was me. Growing up, I relied on the fact that my parents will let me live with them as long as I want to. Even though that’s true (because they’re my parents after all), as time passed by, I realized that it would be too much. It’s part of the Filipino culture to have a closely knit family, but that doesn’t mean living with them under one roof until you’ll have a family of your own too. I realized that sooner or later I have to get my own place and start to live independently. The bird has got to leave the nest haha! Now, I have set my mind on investing on my own place. Since I’m starting young, getting a condo for me and eventually for my future family is the dream. For me, there’s nothing quite like living in a condo with a breathtaking view that I’ll see outside my window everyday. Every night, I’ll be surrounded with twinkling city lights. I can relax and take a dip in the pool whenever I want to. Going to the gym to sweat out won’t be too difficult because it’s located in the same building where I live. It’s basically like doing a staycation in your own hotel everyday. There are a lot of visually appealing condos with several high-end amenities in the city, but Italpinas Development Corporation’s (IDC) Primavera Residences has got to be my favorite one yet.
For one, it has a modern Italian design infused with eco-friendly architecture. Since I’m pretty much in love with anything Italian (the food, the culture, the places, the language, and the design), I guess you can say that I was instantly smitten by this condo. Aside from its design, it’s also the first eco-friendly condominium complex in Cagayan de Oro. Its green features include increased natural ventilation, shaded facade, and a semi-transparent photovoltaic panel which covers the amenities located on the rooftop, among others. Since Philippines is an oh-so warm country, living in a condo that invites natural ventilation guarantees a cooler environment. You can save up energy by reducing the use of airconditioners and electric fans.
Recently, IDC has set the launch of its new huge and groundbreaking project – Primavera City in Pueblo de Oro Business Park, Upper Carmen, Cagayan de Oro during the second quarter of this year. The Phase 1 of Primavera City comprises the construction of two towers, both with integrated multi-functional buildings with 11 floors each. Cagayan de Oro’s uptown living and development is really starting to skyrocket! Literally and figuratively 🙂 The construction will start during the third quarter of this year. Its two towers is designed to have 337 units. Fifty-seven of them are commercial with an average size of 50 to 60 sqm; 231 are studio-type (28 sqm); 22 are one-bedroom (47 sqm); and 27 are two-bedroom units (70 sqm). I think I’m fine with a studio-type or a one-bedroom unit. Ahh I can’t help but think about how I’ll decorate the place! I’ll finally be able to achieve my design pegs that I’ve posted under Weekly Favorites 🙂 IDC targets the completion of the project and the turnover of its units to their owners by the third quarter of 2018, which I hope is the right time for me to buy a unit for myself. As much as I would love to revel in the moment of being in my early 20′s with travels and #squadgoals in mind, I also have to begin thinking about plans that will benefit me in the long run. I think investing on a place to call my own in an eco-friendly and stylishly designed (with a modern Italian flair! *heart eyes*) condominium complex is a wise step to living the dream!
